Property on the Costa Blanca: North or South?

Convinced about buying Property on the Costa Blanca, but don’t know if you’d prefer the North or the South? Let this quick guide to the coastal towns help you.

Because each area is unique and has its own merits along with its own faults, I am not going to start by saying Costa Blanca North vs Costa Blanca South, or asking which is better, Torrevieja or Denia. Whether a person prefers the North or the South is a matter of taste and practicalities.

In this guide I want to give you a taste of the Coastal Towns of the Costa Blanca to help you decide whether they warrant further investigation.

Because it seems logical to me, I shall begin at the most Northerly point and head all the way down to the most Southerly tip of this stretch of Coastline.

Oh and one more thing before I begin, I have been to each and every location along this 244km stretch of coast so the information in this guide comes from a mixture of research and experience.

For your information I have also included the most popular residential area of each town and the average price per square meter. Please remember that the price quoted is correct at the time of publication but of course is subject to change.

If we begin in the North, then to all intents and purposes the Costa Blanca starts in the municipality of Denia or in Els Poblets/El Verger on the border with Oliva to be exact. So here we go:

Els Poblets/El Verger

Best described as a suburb of Denia, Els Poblets/ El Vergel has a population of around 2700 living in an area of 3.62km². Tourism is the main industry and during the property boom, various developments of seaside apartment blocks and small housing estates sprang up along the 9km coast road connecting Els Poblets to Denia. Apart from the road, a bus service also connects the two areas and there are various bars, restaurants and a couple of small supermarkets along the way. In the winter this is a quiet area but it can get quite busy in the summer months.

If you’re looking for a quiet, flat area close to the sea, then Els Poblets/El Verger might be just the thing for you.

Denia

Denia is the capital of the Marina Alta region, with just over 42,000 inhabitants in an area of 66.18km². In the summer months the population can rise to well over 200,000. Denia enjoys an average annual temperature of 20°c with hot summers and mild winters.

When I think of Denia the first things that come to mind are the Marques de Campo which is one of the most well-known streets in the town and home to countless boutiques bars and restaurants. The ferry port with links to the Balearics, the hospital and the Moorish castle.

For many years Denia was one of the top destinations on the Costa Blanca and was very popular with German and French buyers. During the property boom, real estate in the area was very expensive but the prices have levelled out since then. If you’d like to see a property in Denia click here.

Jávea or Xàbia

Heading south for almost 11km along the CV-736 brings you to Javea which covers an area of 68.59km² with a population of 27,600 of which more than half are foreigners from other parts of Europe and the majority of these coming from the UK.

Jávea is equidistant to Valencia Airport in the North and Alicante Airport in the south. The scenery of the area is one of the most varied of the entire coast. The Montgó Massive is the most prominent mountain in the landscape and also lend its name the national park. Jávea benefits from a microclimate and has average temperatures of between 18°c-24°c. There are two main beaches, La Grava and Playa del Arenal.

The area benefits from low constructional density with large villas strewn along the 25km of coastline. The old town still retains its original character with its network of narrow streets, archways and rough stone facades

Moraira

Moraira is part of the municipality of Teulada and according to the census of 2014 has a population of 1612 the town itself but there are around 14,000 people living in the area and a large percentage of them are European Foreigners. It lies 80km to the North of Alicante and 110km to the South of Valencia.

The original industries in the area were fishing and the production of Muscatel grapes. Since the 1960’s tourism and property sales have been the main source of income, but luckily strict planning regulations have prevented over development. The enforcement of these regulations and the efforts to preserve the area’s heritage and abundant pine trees have made it a popular. Up-market destination.

Moraira has 8km of coastline and average yearly temperatures of 18°c. The Nautical club with 620 moorings and all of the facilities one could hope for is considered one of the best in the Valencian community.

Calpe or Calp

Calpe has a population of 22,725 who inhabit an area of 23.51km². Up until the 1960’s the main industries in the area were agriculture mainly consisting of Almond, Raisin and Carob production and this source of income was increased by fishing and the extracting of salt from the salt lakes which today are a natural park. Since that time the area generates most of its income from tourism.

Calpe lies 70km North of Alicante Airport and 130km South of Valencia airport and is instantly recognizable by the Peñón de Ifach or Rock of Ifach which towers over 300m out of the clear blue waters of the bay. The average annual temperature is around 19°c and Calpe offers 14 beaches each with its own appeal for enjoying this mild climate.

Altea

The population of Altea is almost 22,000 in an area of 34.43km². The white washed facades and the flower lined cobbled streets and the blue and white dome of the  La Mare de Déu del Consol or the mother of solace church in the old town are iconic sights of the costa blanca. The town lies 70km North of Alicante Airport and 142km South of Valencia airport.

Altea is protected from the northern fronts by the Bernia Mountains and has a pleasant yearly micro climate with an average temperature of 18°c. Its 8km of coastline is made up of undisturbed coves and hidden beaches. Poets, writers and painters from all over the world choose to live in this wonderful source of inspiration.

Tourism and Real Estate are the two main industries and Altea is also home to two of the most exclusive resorts on the Costa Blanca, namely Altea Hills and the Pueblo Mascarat.

Benidorm

This famous town has a population of 68,700 who inhabit an area of 38.51km² and it is situated 50km from Alicante and 140km from Valencia. Benidorm is the touristic capital of the Valencian community and is affectionately known as the New York of the Mediterranean and just as a point of interest during the summer season the population can rise to over 400,000 and Benidorm is visited by around 3,000,000 tourists a year.

Even though Benidorm is said to be the city with more Skyscrapers per inhabitant than New York, when you’re down on the street there is no hint of claustrophobia and this, is thanks to the town planners who decided to create their touristic city with wide avenues and well connected streets. Just as a point of interest two of Benidorm’s towers, The Hotel Bali 187m and the In Tempo 200m have made it on to the list of Europe’s tallest buildings.

Needless to say the city has a public transport network and all of the amenities you can think of. The selection of bars and restaurants is almost endless and the nightlife is second to none. The Playa de Levante and Playa de Poniente beaches are among the best in Europe and are situated in the centre of the town.

La Villajoyosa

Further to the South lies La Villajoyosa or as it is affectionately known simply La Villa famous for the Coloured facades of its beach front homes and for being home to Valor one of the most well-known Spanish Chocolate manufacturers.

Villajoyosa has a population of 34,600 inhabitants in an area of 38.50km. Originally the main industry was fishing but this has since been replaced by Tourism and Chocolate production.

Villajoyosa has 15km of coastline made up of coves and long sandy beaches and one of these can be reached directly from the town centre and the promenade offers various restaurants and bars.

El Campello

El Campello lies just 13km to the north of Alicante it has a population of 28,349 who live in area of 55,27km. Originally the town’s economy was made up of fishing and agriculture but this has since been replaced by tourism and construction. Alicante

Alicante marks the middle of the Costa Blanca and it is the capital of the province.  This historic Mediterranean port has a population of almost 335,000 who inhabit an area of 201,27km².

The Alicantina economy revolves around the services industry which provides employment to the majority of the population and the city occupies the 5th place in the scale of economic importance behind Madrid Barcelona Valencia and Seville.

Alicante also has a university situated in San Vicente del Raspeig with over 33,000 students, quite a large percentage of which are foreign students.

Over recent years the port or Puerto de Alicante has undergone expansion and there are now more than 15,000 people directly or indirectly employed by it.

Tourism and construction also play an important part in the economy and the real estate sector is an important auxiliary economic motor. Concerning property transactions Alicante is the third most active province behind Madrid and Barcelona and is the province with the most foreign buyers in Spain.

Alicante airport is the fifth largest in Spain and is located in El Altet 9km from the city. It handles approximately 14,000,000 passengers a year and in 2018 was one of the most profitable in the country. Another option for national and international travel is the rail network and from the station in the centre of the city it is possible to connect with major Spanish Cities and the rest of Europe.

Gran Alacant

Gran Alacant is a coastal residential complex located 15km south of Alicante and just under 9.5km from the airport. To the north it also connects with Los Arenales another well-known coastal resort. In 2019 there were almost 9,000 inhabitants in the area and the majority of these are European foreigners.

Originally a housing development by the beach Gran Alacant has developed into a small town.

Santa Pola has a population of 32,300 who inhabit an area of 58.6km². The main industries in the area are agriculture, fishing and artisanal handicrafts. Of course tourism also plays a significant part in the economy with visitors coming from the rest of the Alicante Province Madrid and countries across Europe.

La Marina

La Marina is a village in the municipality of Elche, it is made up of the coastal part and of a large housing development a little further inland. On the coastal side the main development is close to the El Pinet natural park and the beach of the same name. A little further inland the Urbanisation of La Marina which was started back in the 1980’s spreads down into San Fulgencio.

Originally the economy of the area was centred around fishing and agriculture but in recent years had turned its focus to residential tourism catering to people from other European Countries looking for a place to spend their holidays or retirement plus of course others wishing to live in the sun.

As well as the Urbanisation, the village which has a population of just over 2,000, inhabitants offers a wide selection of bars and restaurants plus all of the necessary amenities whilst having the proximity of the beach as an added advantage.

The area lies between Santa Pola and Guardamar del Segura and also has easy access to the airport and the motorway.

Guardamar del Segura

The town and municipality of Guardamar del Segura is situated in the Vega Baja region and has a population of some 15,000 people, over 40% of them being foreigners, inhabiting an area of 35.58km².

Without doubt tourism is the most powerful sector of the economy accompanied by the construction that goes along with it although agriculture also plays an important part in local employment.

The centre of the town lies 2km from the mouth of the Rio Segura and incidentally this is also where the marina is. Guardamar del Segura has 11km of coastline which is divided into 8 of the longest beaches on the whole coast.

La Mata or Torrelamata

La Mata or Torrelamata is a district of Torrevieja and is situated between Guardamar del Segura and Torrevieja. The registered population is 1346 but this increases significantly in the summer months.

Torrevieja

This is probably the most well-known town on the Southern Costa Blanca. According to data from 2019 the town has a population of 83,300 who inhabit an area of 71.44km. Torrevieja offers 20km of coastline with the most well known urban beaches being the Playa de Los Locos, Playa del Cura and Los Náufragos.

The main industries in the area are tourism and the service industry however salt production also still plays its part in the local economy.

Orihuela Costa

Surprisingly the Orihuela Costa which is situated on the coast is actually a district of the town of Orihuela which lies approximately 20km inland. The area is made up of various residential developments and resorts which stretch from the most southerly tip of Torrevieja to the Dehesa de Campoamor close to Pilar de la Horadada. Most of the development has taken place over the last 20 years and in that time the Orihuela Costa has become home and a favourite holiday destination to tens of thousands of people from all over Europe.

Pilar de la Horadada marks the end of the Costa Blanca, as it is the most southerly point of this stretch of coastline. This small coastal town has a population of 21,200 inhabitants who inhabit an area of 78.10km².
